I have lived in the Fan since 2016, on Hanover Avenue. The streets fan out west from VCU, which is how it got its name.
Most houses are brick row houses from 1900 to 1920, two or three stories, with small back yards and an alley behind. Some have parking pads, most do not.
Prices depend a lot on the block. South of Monument and close to the Boulevard is quieter; closer to VCU is livelier. I am happy to walk it with you.
Very walkable; bikeable everywhere. Zoned for Richmond Public Schools; check the current map for each address.

Both were three-bedroom rowhouses south of Monument, priced within a few thousand of each other. Each had multiple offers by the first Sunday. If you are watching the Fan, have your lender letter ready before the open house, not after.
Rear parking pads add real value and are rarely mentioned in listings. Some are deeded, some are informal, and a few are shared. I check the plat on every Fan house before we write an offer.
