Church Hill is the oldest part of Richmond, east of downtown. St. John's Church is here, and so is Libby Hill Park, which has the view on every postcard.
Houses range from 1840s Greek Revival to recent infill. Many have been restored carefully; a few still need work.
The north side near Chimborazo tends to be a bit less expensive. I always check the historic district rules before a buyer plans any exterior changes.
Walkable on the hill; a short bike ride to downtown. Zoned for Richmond Public Schools; check the current map for each address.

There were eleven active listings on Monday, down from twenty in June. The ones that remain are mostly on the north side near Chimborazo. Fewer choices, but sellers there are still taking inspections seriously.
