Bellevue sits just north of the Boulevard, and it feels like a small town that happens to be inside the city. Most streets are lined with 1920s bungalows and four-squares.
MacArthur Avenue is the center of things: a bakery, a grocery, a hardware store and a good Friday night. The closer you are to it, the more you pay.
Lots are a little bigger than in the Fan, and parking is on the street but easy. I tell buyers to walk it on a weekday evening before they decide.
Very walkable near MacArthur Ave. Zoned for Richmond Public Schools; check the current map for each address.

Homes within a five-minute walk of MacArthur sold for about 8 percent more per square foot this year. The rest of Bellevue is quieter and a little cheaper. Both are worth a Saturday walk.
